landlord
The landlord is saying he doesn't want loki here anymore :/ our options are to either move, get loki a new home, or stay here and just say we got rid of him....they only come over every 6 months...I feel on edge and like it's all my fault.

Not a good situation to be in I would either move or just pretend you got rid of him if you think you can get away with it. Hope you can figure out a solution but I hope it doesn't mean rehoming him.

Personally i would move but i know its not that easy. Did landlord give a reason? Try have another chat with them and see if you can work something out.

I am gonna pretend we've rehomed him, and until we get enough money for a mortgage, there is no way on earth I would even consider rehoming, ever, I can't bare the thought of where he would go!!! This has been my.last chance I've sent letters, etc everything....still no, but I'm allowed a cat....ridiculous

What reason have they given? can you not ask for them to update the contract to say you are willing to pay for a full carpet clean at the end of the tenancy out of the deposit

Hi did you ask your landlord before you bought Loki ? because if they said yes and have since changed their mind then that's terrible. I would tell them you have rehomed Loki and start looking for another home that will allow dogs xx

They have given no reason at all, I wrote in my letter that u would get the carpets cleaned every 2 months, any damage l would pay for out of my pocket..I feel like she's being really unfair, :/ I did ask and they said it was fine I'm just gonna say we have god rid of him andwhen they come over I'll send him to my friends.. They only come over every 6 months, I always go out the back when I walk him anways. I am so angry....but it states in the contract they can withdraw the permission at any time.....as soon as we can afford it we r going to move, we were going to wait, but we r gonna stay here a year, we've already had our inspection so they won't be over for another 6 months, so just gotta be careful the neighbours don't dob me in!!

That's totally unreasonable of the landlord IMO. If they gave permission in the first place, did they give it in writing? I manage a property for my son and in the contract it does say in some clauses, you cannot even drill holes in the walls without his written consent. Surely he can't just change his mind. Has the dog been a nuisance, barking etc.?

He's not wrecked anything of the house at all he's only chewed the stuff we own, he doesn't bark unless he wants to play, (he's more snappy than barks) they are just being awkward.....we looked at it tonight and we can't afford to move until we can afford to buy!! I always make sure he's never here when the landlord comes.over, they have to give us 24hrs notice anyway that's plenty to shift him somewhere. And hide all evidence.

To my mind there is no problem then, as long their property is in good repair and you are up to date with payments. Sounds like they want to throw their power around. If you left because of this, they could end up with renters with no dogs but be highly problematic themselves!!

Well I hope you can make it work. I own a shared ownership property so own half and rent half - not strictly allowed pets either - well I just say she lives in my half

I'd try get some legal advice. To give permission then to retract it with only 24 hours notice is not right. What country do you live in and what type of tenancy agreement do you have ?

Good luck with it all, I can't visit my parents holiday flat as that is limited to one dog which must be microchipped and named to the landlord so their dog is ok and sadly lots of nosy neighbours

i would think very carefully about lying to your landlord because they hold all the cards. wether or not they said you could have a dog when you began your tennancy they can change their minds. i agree that it's wrong and as a landlord myself with 8 houses i would never do that unless there was a problem with the dog in question.
my advise is check you tennancy agreement and if it says dogs are allowed then you have the right to contest the decision (as long as there have been no problems) if not then i am afraid you don't have a leg to stand on and you could be in breach of contract if you ignore the decision you could lose your bond/deposit and be looking for another house sooner than you think.

We had this problem. All we did was ask the landlord to come over and just explain that if anything got damaged we would get it repaired. Are replace it he was happy that we invited him round and he agreed that we could have a dog.

I have exhausted every single option above, it's just not working, thank you for your advice, but I would rather lose my.deposit and find a new house than rehome loki and have no.idea where he ends up....it's just not an option we are save save saving until we can buy somewhere, I go through an agency, the agency is fine, but the person who owns the house is the one throwing her weight around, I found out from my nextdoor neighbour it's because she doesn't like dogs.....but says we can get a cat...ridiculous in my eyes, I hope her next tenants are W*****s

in that case then i would give notice and get out asap because i wouldn't want someone that unreasonable as a landlord and i have never trusted people that don't like dogs. i really do sympathise with you it is a horrible situation to be in (i would live in a tent before i gave tessa up) made worse by the fact that neither the dog or yourselves have done anything wrong. i like to think of myself as a fair and responsible landlord (i have had more problems with my 2 legged tennants than my 4 legged ones) buy we are not all like that and as long as you are renting the you are always at the mercy of these people. good luck with whatever you decide to do.

Get legal advice and bear in mind the landlord can't just evict you. No court would grant a mid-term possession order based on the fact your landlord likes cats but not dogs, regardless of the contract you signed. The landlord is obliged not to unreasonably withhold permission for pets. Also, if the landlord ever did give permission for a dog, or accepted you having a dog at any point in time, then that would doubly ensure they couldn't take action to evict you.
Which leaves a section 21, essentially notice at the end of your tenancy. This is always a possibility so you should be prepared for it, but if you really can't find a place you'd still have many months before the landlord could actually evict you if you decided not to go.
But don't take the word of a bloke off the internet, get legal advice.
